World Property Investment Markets Are Predicted To Continue Recovering This Year, According To Cushman & Wakefield's International Investment Atlas 2011
A rising level of investment activity will include a wider target emerging and 2nd tier markets, not only the core gateway towns which were the winners in 2010, the report says . It forecasts that an accelerating focus on the occupier will characterize the market this year, with rent and revenue expansion to take over from yield compression in driving performance.
The report, which monitors investment flows in commercial property in fifty six countries, announces that worldwide investment volumes jumped 42 % to $564 billion (430 billion euros) in 2010. Dealing volumes are still only around fifty p.c of their top but they're over eighty percent of their five-year average. Asia held the top spot as the leading area for investment, accounting for at least half of all global activity for the second year running, followed by the US in 2nd place and Britain in third. London was the number 1 worldwide city for investment, followed by Tokyo, NY and Paris.
Aleksander Loster, a senior consultant with Cushman & Wakefields Capital Markets Group in Warsaw, said, Poland has become one of the hottest states in Central and Eastern Europe to invest capital in, which is reflected both by the quantity of completed transactions (forty eight in Poland, and only 44 in the Czech Republic, Romania and Hungary combined) and the total value of investments in commercial property (about two billion euros in Poland, and only 935 million euros in the Czech Republic, Romania and Hungary combined). An analytical glance at the transactions unearths a conspicuous increase in demand among both local and foreign backers, while foreign corporations ( particularly German and Austrian ) still obviously rule on the Polish market. Foreign funds are accountable for over 92 percent of the total value of transactions as reported warsawvoice.pl.
